Commercial Leasing.

Jack has negotiated thousand of commercial (office and industrial) leases. These leases include a 120,000 square foot lease with Gramex Corporation, 90,000 s.f MegaMarts, a 70,000 s.f. Indoor Go Cart Track, an 82,000 s.f Menards, a dozen leases with Burlington Coat Factory, a dozen movie theaters, a dozen leases with Kohl's Department Stores, three dozen leases with Radio Shack, as well as another hundred anchor stores and hundreds of leases with local shops.

Ground Leases.

Jack has negotiated several dozen ground leases by which the landlord leased a lot to a tenant who then built restaurant (or similar store on the property), maintained their own parcel and paid rent to landlord for the land and the use of landlord's common areas.

Sale and Acquisition of Commercial Properties.

Jack has purchased and sold commercial properties ranging in value from $30,000 for an outparcel to several million dollars for shopping centers with hundreds of tenants. He has also participated in the sale and sale/leaseback of hundreds of properties in individual transactions involving hundreds of millions of dollars.

New Developments.

On numerous occasions, Jack has helped create new "lifestyle" shopping centers by acquiring options on several parcels, pre-negotiating leases with anchor tenants, negotiating construction contracts and then exercising the options and developing the properties.

Commercial Leasing:

  • Represent real estate investment trust for retail lease negotiations;
  • Drafted and negotiated leases on behalf of Landlord for upscale regional shopping center;
  • Advised and represented a publicly-traded eye surgery chain with regard to review and negotiation of all leases for facilities throughout the U.S and Canada;
  • Represented regional developer in successfully drafting and negotiating a long-term, multi-story office lease to a municipality;
  • Represented national chain retailers in lease negotiations for shopping center spaces;

Acquisition/Sale of Commercial Property:

  • Represented a hotel developer/operator in structuring, performing due diligence and closing on the acquisition of a large full-service hotel;
  • Performed acquisition of development sites and disposition of outmoded facilities across the U.S. and Canada for a publicly traded uniform rental company;
  • Represented building owners in disposition of downtown building to a condominium developer, and acquisition of replacement building in a tax-deferred exchange.
  • Represented retail developers in acquisition and consolidation of land sites for development, and sale or leasing of developed sites to end users.

Development:

  • Drafted reciprocal easement agreements for golf course community;
  • Represent retail developers with regard to drafting, amending and implementing declarations of easements and restrictions for shopping center properties;
  • Successfully resolved obstacles to completion of a suburban retail development.
  • Represented developer in acquisition and structure of multi-phase, mixed-use development with a large Tax Increment Financing component.
  • Represent owner/developer in subdividing and redeveloping hotel parcel;

Zoning:

  • Represented end user in gaining approval of PUD zoning.
  • Researched and drafted zoning opinions for associated title company;
  • Successfully prevented detrimental impact to a large residential complex from an adjacent development.

Financing:

  • Structuring, drafting and negotiation of taxable bond financing for multi-million dollar developments and acquisitions;
  • Represented regional banks in commercial real estate lending;
  • Negotiated loan agreement and loan documents for hotel acquisitions of behalf of borrower.
